These are the questions the leasing office is asked most often. If yours is not here, call and ask it — nobody will put you on a mailing list for enquiring.
- How old do I have to be to live at Morningside?
- At least one resident of each apartment must be 55 or older. Morningside operates under the Housing for Older Persons provisions of the Fair Housing Act.
- Is there an entrance fee or buy-in?
- No. There is no entrance fee, no buy-in and no community fee. You pay a $55 application fee per adult applicant, your first month’s rent, and a $150 refundable deposit if you take a garage. That is the whole cost of moving in.
- Are there income requirements?
- No. Morningside is not subsidised or income-restricted housing. There is no means test and no asset disclosure. Applicants are screened on credit and rental history like any other apartment.
- How much is rent, and what is included?
- Rent runs from $1,350 for a one-bedroom to $1,875 for the largest two-bedroom. Heat, gas, water, sewer and trash removal are all included, as is a private garage. You pay for electricity and for phone, internet and television.
- What is the lease term?
- Twelve months, and that is the only term offered — there is no month-to-month option and no short-term lease. Every floor plan is leased on the same twelve-month term.
- Are pets allowed?
- No. Morningside does not allow pets. Assistance animals are handled separately under fair housing law — please speak with the leasing office.
- Is Morningside a nursing home or assisted living?
- Neither. Morningside is independent living: private apartments for people who look after themselves. There are no nurses, no care staff, no meal service and no medication management. Residents who later need help arrange home health care privately and continue living in their own apartment.
- Is smoking allowed?
- No. Morningside is entirely smoke free, inside apartments and throughout the buildings.
- Do apartments have a washer and dryer?
- Every apartment has washer and dryer hookups, so you can install your own. There are also shared laundry facilities in the building.
- Is the building wheelchair accessible?
- Yes. There are no steps at any entrance — ramps throughout — and elevators serve the second and third floors. Bathrooms have grab bars and handrails, and two-bathroom plans include a step-in shower stall.
- Is parking included?
- Yes. A private garage is included with your apartment. There is a refundable $150 garage deposit. Surface parking is available for visitors.
- Can I see an apartment before I decide?
- Yes, and you should. Call the leasing office to arrange a tour. You are welcome to bring family, take photographs and measure rooms — bring a tape measure if your furniture matters to you.
